Investment

The developer does not need to burden his project with a land acquisition. The solar farm’s budget is minimized by only requiring capex into such items as permitting, solar panels, metallic structures, grid connection… etc.

A project whose budget has been managed to exclude land acquisition is easier to sell to an energy producer. Indeed, the financial returns of the solar farm will be higher by not being burdened with a non-amortizable expense like land.

Process

Our process is streamlined into 4 stages which, altogether, take 30-60 days.

We discuss the broad outline of the project you are working on (number of hectares, development stage, approvals received to date, top-level economics...).

Through the developer, we make the landowner an offer and indicate the timetable to completion.

We analyze (i) the intrinsic value of the land, (ii) the timeline for development and the milestones that have already been reached, (iii) the proforma economics of the solar farm and (iv) the attractiveness of setting up a solar farm in the particular area.

Stage 2

In front of a notary, we sign(i) an option agreement (subject to authorization) with the landowner and (ii) a preliminary right-of-surface contract with the developer/operator. Once the solar farm has been fully authorized, we complete the land purchase and we enter into the definitive right-of-surface contract. During the authorization process we work closely with the developer in order to expedite the permitting process.
